Scotland's property market operates differently from the rest of the UK. The legal process uses missives rather than contracts, the Home Report system changes how valuations and offers work, and the tax structure includes LBTT rather than Stamp Duty. Understanding this matters when you are buying from abroad.

Where a client wants to buy elsewhere in the UK, I can still support the brief and buying process, using trusted local partners for the parts that need local delivery. You should always know exactly who is doing what, and where the local responsibility sits.

Can I buy UK property while living overseas?+

Yes. Many overseas buyers do. The right route depends on where you are based, what you are buying, and whether it is for family use or investment. The key is having the right process and advisers in place from the start — particularly in Scotland, where the legal process differs from the rest of the UK.

Can you help if I am buying for a family member rather than as an investor?+

Yes — that is the primary audience for this page. Family buyers and investors have different priorities, different briefs and different timelines. I handle both, and I adjust the approach accordingly.

Do I need to be in the UK to view properties or complete the purchase?+

Not always. Many parts of the process can be handled remotely — particularly the search, shortlisting and early due diligence. I can handle viewings and video walkthroughs on your behalf. Some parts of the purchase stage may benefit from you being present, but this is not always essential with the right team in place.

Do you only work in Scotland?+

Scotland is my core market and strongest operating ground. For purchases elsewhere in the UK, I can still support the brief, search and buying process — using trusted local partners for the parts that need local delivery. You will always know exactly who is responsible for what.

Can you manage the property after purchase?+

Yes in Scotland, directly. Outside Scotland, I can introduce trusted local management through partners where ongoing local management is required. Either way, I can help you get the right structure in place from the start rather than working it out later.

Do you give legal, mortgage or tax advice?+

No. Regulated legal, mortgage and tax advice must always come from the relevant professionals. Where needed, I work alongside solicitors, mortgage brokers and accountants so you get the right specialist input at the right stage — coordinated properly rather than left to you to manage across time zones.
