Who This Is For

Serious people.
Real projects.

If you are serious about building a property portfolio or executing your first deal properly, this is where we work together. The focus is on real decisions, real projects and real outcomes.

Professionals looking to move into property with proper guidance
Investors wanting to execute deals correctly rather than guessing
Individuals stuck between learning and actually taking action
Those who want guidance grounded in real, current projects
This is not suited to

Those looking for shortcuts, quick wins, or who are not genuinely committed to taking action in the next 3–6 months.

What We Work On

Execution,
not theory.

Mentoring is focused on real decisions at every stage of the property process. Everything is grounded in real projects and real numbers — not textbook examples.

01
Deal Sourcing & Assessment

Finding the right opportunities and knowing how to assess them properly before committing capital.

02
Structuring Acquisitions

How to structure purchases correctly — from offer strategy to legal process in Scotland.

03
Refurbishment Planning

Budgeting, managing trades, quality control and keeping programmes on time and on cost.

04
Financing & Investors

Understanding funding options, working with lenders, and structuring investor conversations.

05
Exit Strategy & Sales Positioning

How to position correctly for the exit, whether sale or refinance — and how to manage that process without losing margin at the last stage.

How Mentoring Works

A working
relationship,
not a programme.

This is an ongoing working relationship, not a one-off session or a fixed-length programme. The engagement lasts as long as it is delivering value for both sides.

01
1:1 sessions tailored to your position

Every session is structured around where you are and what the next decision or challenge actually is — not a fixed curriculum.

02
Direct access for deal review

When a deal or decision comes up, you have direct access to work through it properly — not a scheduled slot three weeks away.

03
Ongoing support through projects

As you move through acquisitions, refurbishments and exits, the support continues at each stage — not just at the beginning.

04
Clear, practical guidance at each stage

No theory for the sake of it. Everything discussed is directly applicable to the decisions you are actually facing.

My Approach

I do not teach shortcuts or strategies that do not work in the real world. Property is built on fundamentals — and most people fail because they skip them.

Discipline — doing the right thing consistently, not just when it is easy
Understanding numbers — every decision starts with a calculation, not a feeling
Managing risk — knowing what can go wrong and planning for it before it does
Consistent execution — following through on what is agreed, every time

Most people fail because they skip the fundamentals. We focus on getting those right first — everything else follows.

Background

Over two decades
in the Scottish
market.

I have spent over two decades working in the Scottish property market across residential, commercial and complex refurbishment projects. That experience informs every decision and every piece of guidance I give.

My background is not theory — it is 20+ completed projects, active ongoing deals, and a track record built through discipline and consistent execution.

Town and Regional Planning degree, University of Dundee
Royal Navy officer — discipline and execution under pressure
20+ completed property projects across Scotland
Residential, commercial and complex HMO experience
Active developer across Glasgow and the Central Belt
Selectivity

"Mentoring is a two-way decision. I only work with a small number of people at any one time."

This ensures proper focus, proper support and real outcomes for everyone involved. Not everyone who applies will be the right fit — and that is intentional.

What selectivity ensures

Proper focus on each person's situation and goals
Support that is actually useful, not generic
Real outcomes — not just conversations
A working relationship, not a transactional one

Apply for Mentoring

I work with a limited number of people at any one time. This is suited to individuals who are serious about executing property deals — not those looking for quick wins or theory-only learning.

Before applying, you should:

Be committed to taking action within the next 3–6 months
Have the capacity to invest time and, where required, capital
Be open to structured guidance and direct feedback

If that aligns, complete the application below.

Mentoring Application

Applications are reviewed personally. Complete the form honestly — it helps us assess whether this is the right fit for both sides.

BASIC DETAILS

QUALIFICATION QUESTIONS

1. What best describes your current position?
4. Are you actively looking to do a deal within the next 3–6 months?
5. Do you currently have access to capital or funding?
6. How much time can you realistically commit per week?
This is the most important question on the form. A generic answer will not help your application.

Mentoring is a paid engagement and requires commitment from both sides. Applications are reviewed personally before any call is arranged.

Applications are reviewed personally by Stewart Thomson. Not every application will progress to a call.

What Happens Next

After you apply,
here is the process.

Applications are not automatically accepted. The process is designed to find the right fit — for both sides.

01
Application reviewed personally

Every application is reviewed by Stewart directly. This typically takes 2–3 working days.

02
Call arranged if there is a good fit

If the application suggests a genuine fit, a call is arranged to understand your position, assess your goals, and decide whether mentoring is appropriate.

03
Decision made — together

Mentoring only proceeds if both sides are confident it is the right fit. If not, you will receive an honest response — not silence.

Frequently Asked Questions

What people
ask before applying.

Is this a course or a programme?+

No. This is direct 1:1 access to an experienced operator with over 24 years in the Scottish property market. It is a working relationship focused on execution — not a course, a programme, or a group setting.

Who is this suited to?+

Professionals looking to move into property, investors wanting to execute deals properly, and individuals who are stuck between learning and taking action. It is not suited to those looking for shortcuts, quick wins, or who are not committed to acting in the next 3–6 months.

How many people do you work with at once?+

A small number only. This ensures proper focus and real outcomes — not a large group where individual attention is diluted. Mentoring is a two-way decision, and the number is kept deliberately small.

Is mentoring free?+

No. Mentoring is a paid engagement. The fee reflects the level of direct access, ongoing support and real-world guidance involved. Details are discussed after a successful application.

Does it matter if I have no experience?+

Experience level is not the primary filter — commitment, capacity and the right mindset are. Some people with no experience have been the right fit. Some with existing deals have not been. The application process helps us understand which category you fall into.
